6 month Delay in TR1 Property Transfer and still no promise of completion.
Be warned, just because you are dealing with a legal firm does not mean you will be treated in a professional manner. I signed and returned a TR1 sale of transfer of ownership for a home in Spring of 2025, it is mid November and still no funds have been transferred. The representative from the law firm, Benedict Hughes indicated funds would be paid within 2/3 days of the verification of details in October. Still waiting. I am now told I will have to wait till they date the documents. This is deceiving, they should have indicated in March of 2025 that there agreement is not binding until they date the document, holding us in a suspended state. Also after all the financial documents were provided, bank information, bank statements and being know by the firm and client for decades, Bowles now say they cannot work with any banks outside of England! Why did they take all the confidential information - obviously they didn't know what is possible, or they are not willing to do transfers to anyone outside the UK. They have not once reached out in the six months to explain the delay. I have to keep emailing to ask what is the delay. I was told this morning that neither they or their clients were in a position to make a transfer when qualifying our banking information, and no payments will be made until the TR1 is dated and completed. There should be some protections for a seller to be made aware that an agreement is not binding until the document is dated. So please if you life outside of the UK do not use this firm, they make promises they are unable to fulfill. Do not sign a form and return it to this firm without dating it. My mistake, I would hate for others to be poorly advised by them and they be powerless and left in the lurch.
